<br />THIS DEED made thisday of g� 2024, by and between Louis
<br />D. SAUNDERS, JR, and Vicki L. SAIN RS, husband and wife, ("Grantors"), and
<br />WOODBURN HOLDINDS, LLC, a Virginia limited liability company ("Grantee"):
<br />WITNESSETH:
<br />THAT FOR AND IN CONSIDERATION of the sum of TEN Dollars ($10.00) and other good
<br />and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, the
<br />Grantors do hereby grant and convey, with GENERAL WARRANTY and ENGLISH
<br />COVENANTS OF TITLE, in fee simple, to the Grantee, Woodburn Holdings, LLC, a Virginia
<br />limited liability company, all that certain lot, piece or parcel of land, together with improvements
<br />thereon and appurtenances thereunto belonging, lying and being situate in Loudoun County,
<br />Virginia, to wit:
<br />PARCEL ONE: That certain tract or parcel of land containing one-half (1/2) acres,
<br />more or less, with all the improvements thereon and all the appurtenances thereunto
<br />appertaining, situated, lying and being on the north side of Road 769 near
<br />Woodburn in Mt. Gilead Magisterial District, Loudoun County, Virginia, bounded
<br />on the West by now or formerly Raymond Jewell and on the North and East by
<br />other lands ofnow or formerly Jenkins and being a rectangular tract of land fronting
<br />on Route 769, one hundred seventy-eight (178) feet and the depth of one hundred
<br />thirty-five (135) feet, and more particularly described as follows:
<br />"Commencing on the north side of County Road No. 769, comer to now or formerly
<br />Raymond Jewell; thence with the north side of said road in an easterly direction
<br />178 feet; thence in division with other lands of now or formerly Jenkins in a
<br />northerly direction in line with a wire fence 135 feet; thence still in division with
<br />Jenkins in a westerly direction in line with another wire fence 178 feet to a point in
<br />the line of now or formerly Raymond Jewell; thence in a southerly direction with
<br />the said Jewell 135 feet to a point to the place of beginning."
<br />PARCEL TWO: All that certain lot or parcel of land containing 2.360 acres, more
<br />or less, situate, lying and being in Mt. Gilead Magisterial District, Loudoun County,
<br />Virginia, fronting on the Northwest side of Virginia State Route No. 769, adjoining
<br />other lands of now or formerly Creola Daniel Wilson on the Northeast and
<br />Northwest, Jewell on the Southwest and also joining the land of Saunders, and
<br />described with more particularity by metes and bounds as follows:
